IEIF and PwC Strategy& published the second edition of the market study on real estate financing for professionals
In 2019, the IEIF and PwC launched the first market study on the French market for real estate financing for professionals. France became the third country to have such study, after the United Kingdom (study published by City University of London for more than 20 years) and Germany (study published by IREBS, University of Regensburg for 8 years).
The goal of this study is to track, year after year, the evolution of volumes financed, the typologies of products and players involved. As well as the geographical locations and the main performance indicators: ratio covenants, margin levels, etc.
This year, due to the exceptional context of the health crisis, the study is in two parts:
- The first part is dedicated to the analysis of changes between 2018 and 2019;
- The second part is devoted to the changes that occurred during 2020, based on in-depth interviews with each of the contributors.
This second edition was made possible thanks to the participation of 18 contributors (11 banks: Banque Palatine, BNP Paribas, BRED Banque Populaire, Crédit Agricole CIB, Dekabank, La Banque Postale, LCL, Natixis, PBB, SOCFIM and Société Générale and 7 debt fund managers and insurance companies: Acofi Gestion, AEW, Allianz Real Estate, Amundi Asset Management, Aviva Investors, La Banque Postale Asset Management and SCOR Investment Partners) and the support of 12 sponsors (Amundi Asset Management, BNP Paribas, CBRE, Catella, Crédit Agricole CIB, CREFC Europe, Fédération des ESH, Fédération des Promoteurs Immobiliers de France, IFPImm, Moody’s Analytics, Natixis, Société Générale).
Thanks to the contribution of new contributors and the dynamism of the investment market in 2019, the scope of consolidation has changed significantly, with a total outstanding’s of 75 billion euros and 26 billion euros of production in 2019, compared with 55 billion euros and 20 billion euros respectively in 2018 for the first edition.
